GENERAL POLICIES

Deliveries

For the safety of all, the use of carts or dollies in the passenger elevators is strictly prohibited by tenants and their vendors.
Please use the loading dock and freight elevators for proper transportation of any items you are unable to hand carry. Posted procedures and loading times apply.

Noise Complaints

Should you experience an unreasonable level of noise disruption, the protocol is to contact THE MART Security Office at (312) 527-7700 to report complaints. From there, notice will be sent to a response team to investigate the situation and mitigate the disturbance.
During announced construction, if you have a high-level meeting or conference call and you would like to make certain there will be no disruption, please notify the Service Desk at (312) 527-6000 24 hours in advance.

Solicitation

Solicitation is not permitted. If someone is soliciting in your suite, please notify the Security Office at and we will send appropriate personnel to escort them off of the premises.

Smoking

To protect and enhance our indoor air quality and contribute to the health and well-being of all employees, staff, and visitors, THE MART maintains a no smoking policy for all interior and exterior areas. Pursuant to The Smoke Free Illinois Act (410 ILCS 82; Public Act 095-0017), smoking is prohibited in places of employment. This pertains to all areas within the building including but not limited to office space, bathrooms, elevators, public corridors, lobbies, and fire stairs. This policy applies to the use of all smoking products, including vapor-based electronic cigarettes (e-cigarettes), and all property within THE MART’s ownership including transitional areas such as parks, driveways, perimeter sidewalks, loading docks, and parking garages.
Effective June 1, 2018, THE MART became a smoke-free campus. Smoking is prohibited on MART property, and smokers need to proceed to an off-campus location.
No Smoking signs are clearly posted at all building entrances.
Additionally, smoking is prohibited within 25 feet of building entrances regardless of property line.

RULES AND REGULATIONS

In addition to the requirements of each Tenant’s Lease, Tenant agrees to comply and to use commercially reasonable efforts to cause its employees, agents, servants, clients, customers, invitees, licensees, and guests to observe and comply, at all times, with the following rules and regulations and with such reasonable modifications thereof and additions thereto as Landlord may make from time to time for the Building:
  • No sign, picture, advertisement, or notice shall be displayed inside or outside the Building without prior written approval from Landlord.
  • Tenant shall not install or operate any heating, refrigerating, or air conditioning equipment, or use hazardous materials in the Building.
  • No excessive noise, disturbances, or devices emitting waves or fumes that interfere with other tenants or Building systems.
  • Tenant is responsible for janitorial work unless otherwise specified in the Lease.
  • Tenant shall provide light and electricity for Landlord’s contractors working on improvements in the Premises.
  • All communication and electrical connections require prior written approval from Landlord.
  • Building pass/permit required for removal of furniture, equipment, or fixtures.
  • Common areas must not be obstructed by Tenant or its employees, customers, or invitees.
  • No bicycles, vehicles (except in designated areas), or animals (except service animals) allowed inside the Building.
  • No objects should be placed against glass partitions or outer window ledges.
  • Windows must remain closed, and nothing should be thrown from them.
  • No additional locks may be installed without Landlord’s consent; all keys must be returned upon Lease expiration.
  • Landlord reserves the right to enter the Premises in emergencies or for examination.
  • Only authorized personnel can adjust thermostats or radiator controls.
  • Tenant must use approved shades or blinds.
  • Tenant is responsible for securing the Premises from theft and weather damage.
  • No peddling, canvassing, or solicitation without Landlord’s authorization.
  • Tenant shall not cook or sell food, except for vending machines, coffee makers, and microwaves.
  • Water must not be wasted.
  • The Building name or images cannot be used for advertising without Landlord’s consent.
  • The Building and its entrances are designated as non-smoking areas.
  • No automated teller machines (ATMs) are allowed for public use in the Premises.
  • Parking and loading dock facilities must be used in accordance with Building rules.
  • Tenant must participate in sustainability programs such as recycling and energy conservation.
Landlord reserves the right to make further reasonable rules and regulations for the safety, cleanliness, and operation of the Building.

MEDIA AND PHOTOGRAPHY / VIDEOGRAPHY

Please contact propertymanager@themart.com with any photography or videography requests. If approved, a waiver will be required prior to the shoot.

Tenants inviting reporters, videographers or photographers into their space through THE MART must adhere to the Media Protocol linked below.

BUSINESS LICENSES

The City of Chicago Department of Business Affairs and Consumer Protection (BACP) issues business licenses in the City of Chicago and regulates all industries including, wholesale, retail and food establishments. BACP also regulates the sale of retail liquor in Chicago.
Most types of business licenses can be applied for online or in person. When in person a BACP Business Consultant will help determine what licenses or permits you need, process your application and also connect you with business resources.
